In lieu of asking for an orderof sale of real property, the personal representative may request the clerk ofsuperior court to issue to him an order to lease or to mortgage real propertyof the decedent. The clerk of superior court is authorized to issue an order tolease or mortgage on such terms as he deems to be in the best interest of theestate.
