If the declaration for aplanned community provides that any of the powers described in G.S. 47F‑3‑102are to be exercised by or may be delegated to a profit or nonprofit corporationwhich exercises those or other powers on behalf of one or more other plannedcommunities or for the benefit of the lot owners of one or more other plannedcommunities, all provisions of this act applicable to lot owners' associationsapply to any such corporation.
