[§514B-44]  Contents of deeds or leases of
units.  Deeds or leases of units adequately describe the property conveyed
or leased if they contain the following information:



(1)  The title and date of the declaration and the
declaration's bureau of conveyances or land court document number or liber and
page numbers;



(2)  The unit number of the unit conveyed or leased;



(3)  The common interest appurtenant to the unit
conveyed or leased; provided that the common interest shall be deemed to be
conveyed or encumbered with the unit even if the common interest is not
expressly mentioned in the conveyance or other instrument, as provided in
section 514B‑37;



(4)  For a unit, title to which is registered in the
land court, the land court certificate of title number for the unit, if
available; and



(5)  For a unit, title to which is not registered in
the land court, the bureau of conveyances document number or liber and page
numbers for the instrument by which the grantor acquired title.



Deeds or leases of units may contain additional
information and details deemed desirable and consistent with the declaration
and this chapter, including without limitation a statement of any encumbrances
on title to the unit that are not listed in the declaration.  The failure of a
deed or lease to include all of the information specified in this section shall
