Article 30a.--COMMERCIAL REAL ESTATE BROKER LIEN ACT

      58-30a12.   Broker precluded from receivingcompensation; release or satisfaction of lien.If a claim for a lien has been filed with the register ofdeeds and a condition occursthat would preclude the broker from receiving compensation under the terms ofthebroker's written agreement, the broker shall record and provide the owner ofrecord awritten release or satisfaction of the lien.
