If a claim for a lien has been filed with thecounty recorder of deeds and a condition occurs that wouldpreclude the broker from receiving compensation under the termsof the real estate broker's written agreement, the real estatebroker shall record and provide the owner of record a writtenrelease or satisfaction of the lien.
