The procedure authorized by this article for the release of a mortgage usingan automated electronic recording system may be used to effect the release ofa mortgage regardless of when the mortgage was created, assigned, orsatisfied by payment made by the settlement agent. The procedure authorizedby this section for the release of a mortgage shall constitute an optionalmethod of accomplishing a release of a mortgage secured by property in theCommonwealth.
